This policy applies to all bookings made directly through the Avada Homes website (https://www.avadahomes.com), reservation office, or approved third-party channels.
The following cancellation fees and refund conditions apply based on the notice period given prior to the scheduled Check-in Date (3:00 PM local time).

| Promotional/Non-Refundable Rates | Bookings made under a “Non-Refundable” or special promotional rate are not eligible for a refund regardless of the cancellation date. | 100% Penalty |
A “No-Show” is defined as a failure to arrive at the resort for a confirmed reservation on the scheduled Check-in Date.
In the event of a No-Show, the guest forfeits 100% of the total booking amount.
The reservation will be cancelled for all nights booked, and the room may be released for resale.
If a guest checks out prior to their confirmed Check-out Date, Avada Homes does not offer refunds for any unused nights, regardless of the reason for the early departure.

The effective date of cancellation will be the date Avada Homes receives the written request. Please allow up to 48 hours for a confirmation of cancellation.
Once a cancellation request is confirmed and a refund is deemed applicable:
Timeline: Refunds will be processed within 14 to 21 business days from the date the cancellation is confirmed.
Method: All refunds will be issued to the original method of payment used at the time of booking.
Note: The time it takes for the refund to reflect in the guest’s bank or credit card statement is dependent on the banking institution and is beyond the control of Avada Homes.
In rare circumstances, such as declared natural disasters, acts of war, government-mandated travel restrictions, or other events beyond our reasonable control (Force Majeure), Avada Homes reserves the right to offer a full refund, a credit for future stay, or to waive standard cancellation penalties. Any such exceptions will be determined on a case-by-case basis by resort management.
